Well the wife and I have been looking to get out of Colorado Springs and onto land with water.    We were first looking at Montana, but it seems like that was a popular place as of late so the cost was above what we were willing to do.  

 

As we expanded our search east we found a place in northern MN, about 20 miles from where I grew up, for sale on the bank of the Rainy River.   

 

Our current house is going on the market today and May 1 is the move in date for MN.  

 

For just a few bucks more than we are selling here, 1130 sq ft 1/16 acre in the middle of town, we got onto 80 acres on the river.  Thankfully my job follows me so I dont have to worry about that.

 

My wife's plans are to open up a small air b and b type thing geared towards families with childern with special needs.  We are thinking 3ish cabins, a dock.  A couple horses and a barn with a hobby farm thing going on.

It's beautiful. Nothin like having land around you. Is that a heated garage? I think up there you will need one.

not heated, but insulated.  and yes it gets cold, very cold.

I wish you luck with the new adventure.  One of the fellows that Jag1 and I camp with has a B and B on his property in Fallbrook, CA.   He has a "tiny house" the guests stay in and 5 horses for ridding.  They do a good business with it year round.

That’s awesome.  I spent a little time at a camp near Brainard as a kid and really liked MN.

We have 2 offers on our house so far and a showing in ~1 hour.  We will likely accept an offer today.   I am shocked at the market here.

You'll have to get a dock built and have boat powered by twin Cummins. Be nice to have a boat house. I built one in the 90's. Interesting pouring a foundation in the water. Everyone came to see that.

feel free to come up and build one for me.  the ice isn't kind to things in the river though.

Yep, probably better a smaller summer boat. Can you get to a town by boat? Cool :thumb1: if not too far, I hope.

Yea I could might do that from time to time.

The river doesn't flood.  The river is controlled via hydro damn, max raise is ~2 feet, which the bank is ~20 ft.

 

It is also a pretty short river and connected to large lakes on either side.
